Key takeaways
- DLD’s Real Estate Data page is the official place to look up registered transactions, filter them and download CSV.
- Dubai Pulse addresses now redirect to Data Dubai, where DLD’s Real Estate Transactions dataset is published.
- Only the Sales group shows purchase prices; mortgage and gift records are not sale prices.
- Keep Land, Building and Unit records apart, and keep off-plan apart from ready.
- Use medians and state the period and the number of sales; small samples move easily.
How do you check sold house prices in Dubai?
Dubai’s sold prices come from the Dubai Land Department (DLD), which registers every property sale. DLD publishes those registered transactions on the Transactions tab of its Real Estate Data page. The filters include a date range, the transaction type (Sales, Mortgages or Gifts), the registration type (Ready or Off Plan), freehold status, area, usage and property type (Land, Building or Unit). Results can be downloaded as CSV, and the page directs users to Data Dubai for earlier years.
The page asks for a CAPTCHA before it runs a search, and the results show each transaction’s number, date, amount, property size in square metres, rooms and nearby landmarks. A registered sale is what a buyer actually paid; an asking price is only what a seller hopes for. The guide to asking price versus sold price explains why the difference matters.
What happened to Dubai Pulse and the dld_transactions-open dataset?
Many guides still point to the dld_transactions-open dataset on Dubai Pulse. When checked on 3 October 2026, dubaipulse.gov.ae addresses, including the old transactions page, redirected to Data Dubai (data.dubai), the platform run by the Dubai Data and Statistics Establishment.
DLD’s open transactions data is now listed there as Real Estate Transactions, issued by Dubai Land Department and tagged Open. On that date the listing showed:
- downloads in CSV, XLSX and JSON, with a separate application for API access;
- a description covering sales, mortgages and gifts, with registration type (off-plan or existing), location, property characteristics and price per square metre;
- provenance stating that sales, mortgage, inheritance, merge, separation and sub-separation transactions are recorded by DLD;
- an update frequency of daily at source and annually to the platform, with a last-updated date of 2 October 2026.
For the current year, DLD’s own Real Estate Data page is the simpler starting point; use Data Dubai for longer histories.
What fields does a DLD transaction record contain?
The Data Dubai listing publishes an attribute list for the dataset. These are the fields that matter most for sold-price work:
| Field | What it holds | Why it matters |
|---|---|---|
| instance_date | Transaction registration date | Sets the period you are measuring |
| trans_group_en | High-level group: Sales, Mortgages, Gifts | Only Sales are purchase prices |
| procedure_name_en | Sub-type of the transaction | Separates kinds of sale and mortgage procedure |
| reg_type_en | Off-plan or existing property | Keeps developer sales apart from resales |
| property_type_en and property_sub_type_en | Main type (such as land, building or unit) and sub-type (such as apartment) | Defines like-for-like groups |
| area_name_en, project_name_en, building_name_en | Community, developer project and building name | Narrows the location |
| rooms_en | Number of rooms | Groups by bedroom count where recorded |
| procedure_area | Size, in square metres, on which the transaction was carried out | Denominator for price per area |
| actual_worth and meter_sale_price | Price in the transaction and price per square metre | The sold price itself |
The attribute list does not include a unit or plot number, so the open data is not a reliable way to trace one specific home’s sale history.
Which transactions count as sales?
Filter to the Sales group before you look at any price. Mortgage records show a loan being registered, and gift records show a transfer without a market sale; neither amount is a purchase price. Within Sales, check the procedure names so that unusual procedures do not distort a small group.
Then separate ready from off-plan. Off-plan sales are first sales by developers, priced and paid differently, often for homes that do not yet exist. Mixing them with ready resales blurs both. Our off-plan versus ready guide explains the difference.
Why are some villa-community sales recorded as Land?
In villa communities, DLD records some transfers under the Land property type rather than Building. Those records describe the plot: they carry no bedroom count and no confirmed built area, so you cannot tell from the record what home stands on the plot, or its size and condition.
That is why Land records must be compared separately. They should not be treated as villas with merely missing bedroom data, and they should not be mixed into a Building comparison. The Arabian Ranches 1 registered-sales note is a worked example: of 186 registered ready sales from 2 January to 30 September 2026, 100 were Land records with no bedroom count and 86 were Building records. The note keeps the two groups apart, states that the DLD property-size field is not verified built-up area, and notes that the snapshot has no subcommunity mapping.
How do you compare sold prices like for like?
- Set a stated period. Choose a date range and write it down with the date you pulled the data.
- Keep Sales only. Remove mortgage and gift records.
- Split ready from off-plan. Use the registration type field.
- Split by property type. Keep Land, Building and Unit records in separate groups.
- Narrow the location. Use the area, project and building fields to stay inside one community, and where possible one building or phase.
- Group by rooms. Compare like bedroom counts; leave records without a room count in their own group.
- Use the median. The median is the midpoint, so one unusually high or low transfer moves it less than it moves an average.
- Count the sales. Report how many records each figure rests on. A handful of sales is context, not a trend.
- Adjust for what the record cannot see. Condition, renovation, outlook, plot position and occupancy are not in the data.
Two cautions on size. The area field is in square metres (multiply by about 10.764 for square feet), and it is the area the transaction was registered on, which is not the same as a verified built-up area.
Which source answers which question?
| Question | Best public source | Watch out for |
|---|---|---|
| What did homes in a community sell for this year? | DLD Real Estate Data, Transactions tab | Filter to Sales and the right registration and property type |
| What did they sell for in earlier years? | Data Dubai, Real Estate Transactions dataset | Large files; check the update date |
| How are prices moving across Dubai? | DLD sale index (Dubai REST app) | An index, not a price for one home |
| How far along is an off-plan project? | DLD project status service or Dubai REST | Completion percentage, not quality |
| What is my specific home worth? | A valuation or an appraisal of the home itself | Grouped sales are context, not a valuation |
For an indicative view of one home, the private home review uses comparable registered sales alongside the home’s own features. It is not a DLD valuation certificate.
Frequently asked questions
Is there a free way to see sold prices in Dubai?
Yes. DLD’s Real Estate Data page lets anyone search registered transactions and download the results as CSV, and DLD’s Real Estate Transactions dataset is published as open data on Data Dubai.
Is Dubai Pulse still available?
When checked on 3 October 2026, dubaipulse.gov.ae addresses redirected to Data Dubai (data.dubai), where DLD’s Real Estate Transactions dataset is listed.
Can I see the sale history of one specific property?
Not reliably from the open data, because its attribute list has no unit or plot number. An owner can see information on their own property through DLD’s Dubai REST app.
Why do Land records in a villa community look so different?
They describe plots without a bedroom count or a verified built area. Compare them as their own group rather than as villas with missing data.
Should I use the average or the median sold price?
Use the median, state the period and the number of sales, and treat small groups with caution. One unusual transfer can move an average a long way.
Sources and limits
General information, not a valuation or financial advice. Platform names, addresses and dataset fields were checked on 3 October 2026 and can change. Registered sale prices are not asking prices, and grouped figures do not value an individual home. The Arabian Ranches figures quoted are from this site’s dated note and carry its stated limits.
