The Dubai Land Department snapshot contains 133 registered Arabian Ranches 1 sales from 2 January to 17 July 2026, reviewed as of 19 July 2026. The DLD fields group 74 Land records with no bedroom count and 59 Building records—17 with 2 bedrooms and 42 with 3 bedrooms. Those source-field groups must stay separate.

What the registered records show

The table reports the median registered sale price and median price per DLD property-size square foot within groups defined by the DLD property-type and bedroom fields. A median is the midpoint of a group; it is not a prediction for a particular home.

Read the denominator carefully

The DLD property-size field used for the price-per-square-foot calculation is not verified built-up area (BUA). It should not be treated as a confirmed measurement of a villa’s liveable area.

What the snapshot cannot establish

The 74 Land records cannot be treated as villas with merely missing bedroom data or mixed into a like-for-like Building comparison. The source also has no subcommunity mapping in this snapshot, so it cannot separate enclaves, streets or positions. These are registered sales, not current asking prices, and the figures do not provide an individual property valuation.

How to compare one home more carefully

    Match the enclave and phase

    Do not compare all Arabian Ranches 1 transfers as equivalent stock.

The 133 records are the sales in the imported DLD file for the stated period, not a claim of complete current-market coverage. The DLD property-size field is not verified BUA, and the snapshot has no subcommunity mapping. Registered sale prices are not asking prices, and the grouped medians are not an individual valuation.
