Date range

The period measured and the date published must both be visible. A quarterly result, rolling period and single recent month answer different questions.

Source

Registered transactions, asking stock, rental evidence and direct observations should be named separately because each describes a different part of the market.

Sample and method

The number of records, inclusions, exclusions and calculations should be explained in plain English so the reader can judge the strength of the result.

Limitations

Missing condition, plot, view, property type or occupancy may weaken a comparison. Small or mixed samples should not be presented as a precise rule.

Buyer and seller meaning

A conclusion should explain the practical next step for each reader, without turning area-wide data into an unsupported valuation of one home.

Identify what changed

Separate price, transaction count and available supply. A change in one does not automatically explain the others.

Mix

Look at what was measured

A different mix of villas, apartments, sizes or conditions can move an average even when comparable individual homes are stable.

Return to the property

Check the individual position, condition, occupancy and current competition before using a report in an offer or pricing conversation.
