In short

How do you sell property in Dubai?

To sell property in Dubai, first check your position: the title deed, any mortgage, the service-charge balance and whether the home is tenanted. Set the asking price from registered sales of comparable homes and today’s competition, then sign a listing agreement (Form A) with a licensed broker, who needs a DLD advertising permit before marketing it. When a buyer agrees terms you both sign Form F, you obtain the developer’s NOC and clear any mortgage, and the transfer completes at a Dubai Land Department trustee office. By convention the buyer pays the 4% DLD transfer fee. The step-by-step selling guide covers each stage.

How it works

A strong sale starts before the listing.

Every decision—from the first photo to the final offer—should support the way your home is seen.

Position

Understand your home

See what makes it stand out, what buyers may question and which homes it will be compared with.

Present

Show it properly

Use strong photography, honest copy and well-planned viewings to make the right first impression.

Negotiate

Move with confidence

Understand buyer feedback, compare offers clearly and keep the sale moving towards completion.

Assessment

Start with the exact property: location, layout, condition, occupancy, outlook and any alterations that affect how buyers will judge it.

Pricing and competition

Compare genuinely relevant homes and recent evidence where it is available. An asking price is a strategy, not proof of what a buyer will pay.

Presentation and marketing

Prepare the home, photography and description around its real strengths. The first launch should give suitable buyers a clear reason to view.

Buyer qualification

Understand how a buyer intends to fund the purchase, what their timing depends on and whether the offer can progress as proposed.

Offers and feedback

Compare price with terms, timing and certainty. Use repeated buyer feedback to decide whether the plan needs a measured change.

Transfer

Keep documents, mortgage steps, any developer requirements and handover arrangements coordinated through to the formal transfer.

Your first launch matters

A weak first launch is hard to undo.

Price cuts, months online and mixed messages can make buyers wonder what is wrong—even when the home is right.

The story

The presentation

Questions

Common questions.

How long does it take to sell a property in Dubai?

Marketing time depends on price, condition and demand. Once Form F is signed, the transfer date is driven mainly by the developer NOC and, if there is one, the mortgage settlement, so clearing service charges and preparing documents early helps.

What does it cost to sell a property in Dubai?

Sellers usually pay the developer NOC fee, any service-charge arrears, the mortgage settlement and the agency commission agreed in Form A. By convention the buyer pays the 4% DLD transfer fee and the trustee fee.

Can I sell a mortgaged or tenanted property?

Yes. A mortgaged home is sold through DLD’s mortgaged-sale route, with the loan cleared at transfer. A tenanted home passes to the buyer with the existing lease; get qualified advice before promising vacant possession.

Is the home value review a valuation?

No. It is an indicative market appraisal based on the exact home and the comparable evidence, not a DLD valuation certificate, a bank valuation or a promised sale price. See how the review works.

Can I sell my Dubai property while living overseas?

Yes. An attorney can sign and attend the transfer under a power of attorney that meets UAE requirements. Prepare and attest it well before the transfer date.
