The review

Four comparisons before a price conversation.

Each source answers a different question. None should be treated as a shortcut around the property itself.

The exact home

Community, subcommunity, building or villa type, plot, internal size, floor plan, outlook, condition, alterations, occupancy and access shape the comparison.

Registered sales

Relevant DLD-registered sale records can show completed evidence for a stated period. They are not current asking prices, and broad area records may not be like-for-like.

Current competition

Homes currently offered for sale show what a buyer can choose today. An asking price is a seller’s position, not proof of a completed value.

The launch decision

Your timing, presentation, access and likely buyer affect how the home should enter the market and how feedback should be interpreted.

An appraisal is a reasoned range, not a certificate or a promise.

This private review is an indicative market appraisal for a possible sale. It is not a Dubai Land Department valuation certificate, a bank valuation or a substitute for an accredited valuer where a formal report is required.

Clarify the likely comparison set and a sensible launch discussion.
Point in time
Evidence and competition need a clear review date because conditions change.
Formal route
Check whether the report you need should use DLD’s Property Valuation service or an approved valuation company.
