Where are they, and how does access differ?
The Springs sits at the southern end of Emirates Living, which Emaar places between Sheikh Zayed Road (E11) and Al Khail Road (E44). Emaar describes Emirates Living as about five minutes from Dubai Marina and 15 minutes from Downtown Dubai.
Arabian Ranches is further inland. Emaar Community Management notes it is close to Arabian Ranches Golf Club, the Dubai Polo & Equestrian Club and Global Village, and Emaar gives indicative drive times of about 20 minutes to Dubai Marina and 25 minutes to Downtown Dubai. Emaar also lists the RTA F30 bus route.
Published drive times are indicative. If you commute, drive the route from the exact gate at the time you would travel, in both directions.
What kinds of homes are in each community?
Emaar Community Management describes The Springs as the largest community in Emirates Living, with 4,856 homes across 14 sub-communities. Homes are mainly townhouses in two- to four-bedroom configurations, with the option of five-bedroom detached villas.
Arabian Ranches is more varied. Emaar Community Management’s community map lists around 15 neighbourhoods, among them Alma, Al Mahra, Al Reem, Alvorada, Golf Villas, Hattan, La Avenida, Mirador, Palmera, Polo Homes, Saheel, Savannah and Terranova, and Emaar describes one- to five-bedroom villas and townhouses. This site has guides to three detached-villa enclaves:
- Saheel: contemporary three- and five-bedroom detached villas on the north-western side.
- Savannah: three-, four- and five-bedroom villas near the community’s retail centre.
- Alvorada: Portuguese-inspired three- to five-bedroom duplex villas at the south-western end.
In practice, a buyer who needs a detached home has more enclaves to choose from in Arabian Ranches, while The Springs is the natural shortlist for a townhouse within Emirates Living.
How do plots, gardens and the age of homes compare?
Plot and garden size follow the home type more than the community. A detached villa usually sits on more land than a townhouse, and an end or corner position can add garden. Compare the actual plot, its shape and what it backs onto rather than the bedroom count.
Both communities are long established, so condition varies widely from one home to the next. Some homes keep original kitchens, bathrooms, air-conditioning and waterproofing; others have been extended or renovated. Emaar Community Management publishes architectural guidelines for its communities; in Emirates Living they regulate all owner alterations and require the necessary certifications before work starts. In either community, ask for approvals for any extension, enclosed space or major change.
An original home in good order can be a better buy than a heavily altered one without paperwork. Have a qualified engineer check services and waterproofing, and price in any replacement the survey points to.
Which amenities does each community have?
Arabian Ranches
- Arabian Ranches Golf Club: an 18-hole, par-72 desert-style course designed by Ian Baker-Finch in association with Nicklaus Design.
- Dubai Polo & Equestrian Club: launched in 2006, with two international-size polo fields, riding arenas and stables.
- Community facilities: three large lakes (Alma, Al Reem and Palmera), pools in each community, 13 tennis courts, 19 half-size basketball courts, a football pitch and more than 30 children’s play areas.
- Everyday needs: a retail centre, a Smart Police Station and, per Emaar, healthcare including Mediclinic Arabian Ranches.
The Springs
- Lakes and trails: walking trails through parks and around lakes, part of an Emirates Living network that Emaar puts at 70 lakes.
- Neighbourhood facilities: swimming pools for adults and children, barbecue areas, play areas, outdoor fitness equipment and basketball courts.
- Shared with Emirates Living: three dog parks, The Springs Souk (which Emaar describes as having more than 100 shops and restaurants), The Lakes Club and Montgomerie Golf Club.
What about schools nearby?
Emaar lists three schools and six nurseries within Emirates Living, and its community review of Arabian Ranches refers to schooling within the community. This guide does not rank or name schools. Places, curricula and inspection ratings change, so check each school’s current rating and admissions directly, and time the school run from the exact street before you commit.
Can foreign buyers own freehold in both communities?
Non-UAE nationals can hold freehold title only in areas designated under Dubai law; Regulation No. 3 of 2006 lists these by land area and plot number. Confirm the position for the exact home from its title deed and the Dubai Land Department (DLD) rather than relying on the community name.
Financing works the same way in both. The Central Bank of the UAE sets the maximum loan-to-value ratios by buyer type, property value and whether the home is a first home or bought off-plan, not by community or home type. The transfer costs guide covers the fees due at purchase.
What should you check in each community?
In Arabian Ranches
- The enclave, phase and original villa type, so you compare like with like.
- Approvals for extensions, enclosed patios or converted garages.
- Plot shape, road exposure and the outlook to the rear, especially near the golf course.
- The route from the gate to your regular destinations at peak times.
In The Springs
- Whether the home is a mid-terrace or end townhouse, and how much garden that gives.
- The sub-community, the walk to its pool and lake, and noise from main roads.
- The condition of original air-conditioning, roofs and waterproofing.
- Any changes to the exterior, which the community’s guidelines restrict.
For pricing evidence, use registered sales for the same community, enclave and home type over a stated period. This site’s Arabian Ranches 1 note records 186 registered DLD sales from 2 January to 30 September 2026: 100 Land records with no bedroom count and 86 Building records. Those groups must stay separate, the data has no sub-community mapping, and registered prices are not a valuation of any one home. The Arabian Ranches guide sets out how to compare enclaves.
