Before marketing
Not every item applies to every property. The purpose is to expose the questions early enough to get the right advice.
Confirm the registered owner, identity documents and whether any company, representative, estate or power of attorney needs a different process.
Establish whether the property is mortgaged or otherwise restricted. A mortgaged sale has a separate DLD process and needs bank coordination.
Record whether the home is owner-occupied, vacant or tenanted, then check the exact tenancy and notice position with qualified advice before promising possession.
Gather the title record, plan or measurements, service-charge position where relevant, developer details, alteration history and information a buyer will need to verify.
Separate DLD-registered sales from current asking competition. Use a comparable period and property type, then state what the data does not prove.
Resolve distracting maintenance where sensible, agree the photography and description, and set a workable plan for qualified viewings.
From offer to transfer
Price matters, but so do funds, conditions, timing, mortgage steps, documents and the buyer’s ability to complete as proposed.
Write down the price, deposit, finance position, conditions, target dates, inclusions and any dependency that could change the outcome.
Check the DLD route for the exact transaction. Standard, mortgaged, company, inherited, represented and eligible digital sales do not all follow one checklist.
Confirm whether an electronic developer NOC applies and which Real Estate Registration Trustee or eligible digital channel will be used.
Request a transaction-specific schedule close to transfer. Do not rely on an old article or a different service channel for current fees and documents.
