How should a Dubai property asking price be decided?
Start with the exact home, relevant registered sales, current competing homes, condition, occupancy, outlook, alterations and timing. The result should be a reasoned launch discussion, not an area average presented as certainty.
Are DLD registered sales the same as current asking prices?
No. A registered sale records a completed transaction in the DLD dataset for a stated period. An asking price is a current seller position. Both can be useful, but they answer different questions.
Can I get an instant valuation on this website?

Is a private market appraisal a formal DLD valuation?
No. A private market appraisal is indicative guidance for a possible sale. Check whether the report you need should use the DLD Property Valuation service or an approved valuation company.
Can a mortgaged Dubai property be sold?
DLD provides a separate mortgaged-property sale registration process involving the parties, the bank or developer, debt settlement and mortgage release. The exact route and documents must be confirmed for the transaction.
Can a tenanted Dubai property be sold?
Treat this as a transaction-specific legal and practical question. Have the exact tenancy, notices, access, buyer expectations and intended possession reviewed by a qualified adviser before marketing or promising vacant possession.
Will I need a developer NOC to transfer the property?
DLD’s standard property sale registration page lists an electronic developer NOC for applicable freehold properties. Confirm whether it applies and how it is obtained for your property.
What fees does a Dubai property seller pay?
Fees depend on the transaction and service channel. Check the current DLD schedule, trustee or digital-route charges, developer requirements, mortgage position and agreed brokerage terms close to the transaction.
How can I verify a Dubai real estate broker?
Use the Dubai Land Department’s Licensed Real Estate Brokers search and verify the broker and office details before entering a marketing agreement.
Does a Dubai property advertisement need a permit?
