The middle half is the range between the 25th and 75th percentile sale. Price per square foot uses the plot size DLD files with the sale. “Not filed” means DLD registered the sale as land, with no bedroom count, which is common for older villas.

Are villa prices in Phase 2, Nad Al Sheba Gardens rising or falling?

There are not yet enough same-bedroom sales in both of the last two full quarters to compare fairly (we need 5 sales of the same size in each). Comparing all sizes together would mix two-bedroom and five-bedroom homes and fake a rise or a drop.

Questions

Answered from the registered sales above.

How much is my villa in Phase 2, Nad Al Sheba Gardens worth?

Start with same-size sales: 26 homes filed without a bedroom count sold for a median AED 5.75M between October 20, 2025 and October 19, 2026 (DLD). Plot, condition, upgrades and view move a home above or below that. Get your range.

How many villas sold in Phase 2, Nad Al Sheba Gardens in 2026?

30 ready villa and townhouse sales were registered with DLD in Phase 2, Nad Al Sheba Gardens between October 20, 2025 and October 19, 2026. The latest was on October 9, 2026. Off-plan contracts are not counted.

What is the price per square foot in Phase 2, Nad Al Sheba Gardens?

The median was AED 2,321 per square foot of plot across sales with a filed size, October 20, 2025 – October 19, 2026 (DLD). DLD files plot size for most villa sales, so this is not a built-up-area rate.

Are villa prices in Phase 2, Nad Al Sheba Gardens going up or down?

There are too few same-bedroom sales in each of the last two quarters (DLD, to October 19, 2026) to say fairly. Mixing sizes would fake a trend, so this page waits for 5 same-size sales per quarter.

Why are portal asking prices higher than these?

Portals show asking prices; these are prices buyers paid, as registered with DLD. Asking prices often start above what sells. Asking price vs sold price explains the gap.

Is this a RERA valuation?

No. It is a summary of DLD-registered sales. A formal valuation needs a RERA-registered valuer to inspect the home. Joshua's private home review compares your exact home with these sales.

Where do these prices come from?

  1. Source. Dubai Land Department open data: 2026 sales from the DLD open-data API (dubailand.gov.ae), 2021–2025 sales from the DLD open data, Dubai Pulse transactions dataset; ready sales registered as Sale, Sell Development or Sale On Payment Plan.
  2. Scope. Ready villas and townhouses. Off-plan contracts and Delayed Sell registrations (old off-plan prices) are left out. Sizes are plot sizes as filed with DLD. In older communities DLD files most villa sales as land, with no bedroom count.
  3. Clean-up. Repeated rows in the open-data feed are counted once. A page needs 20 sales for a community or 15 for a sub-community.
  4. Updates. Refreshed weekly from DLD open data. The newest sale here was registered on .
