What ten Arabian Ranches sales can (and can’t) tell you.

The average price fell and fewer homes sold. To understand one villa, you still need to know which homes sat behind those numbers.

Espace’s May 2026 report recorded ten Arabian Ranches villa and townhouse sales at an average of AED 6,013,400. That was 70% fewer sales than May 2025, with the reported average price 28% lower.

What changed

Fewer homes sold and the average moved down. That is useful context, but it combines different enclaves, villa styles, garden sizes and conditions into one number.

What the average misses

An original Saheel villa, an Aseel golf home and a compact Palmera property did not necessarily move in the same way.

The range shows why mix matters

Espace’s Arabian Ranches community report for July 2025 recorded 25 transfers. The lowest was a two-bedroom Palmera property at AED 3.25 million; the highest was a six-bedroom Polo Homes property at AED 20.5 million. The reported average was AED 9,049,850.

Those three figures can all be accurate at once because the community contains materially different assets. A change in the proportion of smaller, larger, original, renovated or premium-position homes can move an average without producing the same movement in every villa.

How to compare the right homes

    Match the enclave and phase

    Do not compare all Arabian Ranches transfers as equivalent stock.

  2. 02

    Match the villa style and original size

    Keep extensions separate so extra space is not confused with the standard layout.

  3. 03

    Match the garden and location

    Usable outdoor space, road noise, privacy and a golf view all affect demand.

  4. 04

    Separate condition

    Original, maintained, renovated and heavily modified homes belong in different comparisons.

  5. 05

    Understand the sale

    Whether the home was vacant, financed or sold under time pressure can change the final price.

For buyers

Use slower activity to ask better questions.

Compare the asking price with similar sold homes and the other choices available now. A slower month does not make every seller equally flexible.

For sellers

Show why your home sits above or below the average.

Explain the differences in layout, garden, street and condition. Buyers will still compare your home with what they can view today.
