When is a golf view worth more?

A golf view can add value, but only when the home, garden, privacy and buyer demand support the higher price.

Two villas with the same number of bedrooms are not automatically comparable. Before you pay more for the view, compare the homes themselves.

Compare the home before the view

Start with the same enclave, villa style, original size and a similar condition. Compare how useful the gardens are. Otherwise, the price gap may come from the home rather than the outlook.

Work out what you are really paying for

    Use matched registered transfers and current internal-position competition.

    Reconcile plot, condition, extensions, occupancy and timing before isolating the view.

    Test frontage evidence

    Compare other frontage transfers with the same type and similar view quality.

    Check today’s alternatives

    The buyer prices the property against what can be bought now, not only what completed previously.

A simple rule

Pay for a view the next buyer will value too. Not every home described as “golf view” deserves the same premium.

For buyers

Decide what the view is worth after the inspection.

Compare the same villa type, then record exactly where the outlook appears and what privacy, orientation or plot compromise accompanies it.

For sellers

Show the frontage from the rooms that matter.

Photography, floor-plan orientation and inspection flow should connect the view to the garden and principal living spaces. Support the claim with matched evidence.
