Dubai Land Department’s real estate data makes transaction fields available for filtering and export. The published structure includes transaction date, transaction type, registration type, usage, area, property type, amount, transaction size, property area, bedrooms, main project and project.
Those fields establish a registry baseline. They still need a property record for condition, extensions, street exposure, rear position and the seller circumstances surrounding the sale.

Filter by date and home type, then remove sales that are not genuinely comparable.

An asking price is not proof of value. A past sale is not automatically a fair comparison. The differences between the homes still matter.
